Planning Applications

Securing planning permission for all types of major development is a core part of our business. We provide a full service, acting as project lead throughout the whole process, using the experience of team members who have previously worked in local authority planning. We always seek a consensual approach when liaising and negotiating with local planning authorities and we have an excellent record of securing planning permission on our clients’ schemes.

From the initial concept through to commencement of the scheme, we provide the following services:

• Liaising with the client and project manager to clarify development objectives.
• Scoping the planning requirements and undertaking pre-application consultation.
• Coordinating a public engagement exercise where necessary.
• Drafting technical briefs and recommending appointments of specialist technical consultants.
• Coordinating technical work required for the application(s).
• Preparing a comprehensive Planning Statement and inputting to a Design and Access Statement where required.
• Preparing the application forms and handling the submission to the Local Planning Authority.
• Monitoring the application for its duration up to determination.
• Liaising with the Local Planning Authority and consultees to agree positive outcomes.
• Attendance at planning committee meetings.
• Discharging planning conditions and Section 106 Planning Obligations.
• Coordinating the ‘initiation of development’ by carrying out a material operation pursuant to Section 56 (4) of the Town and Country Planning Act.
