Topsite, Sandy Hill Lane
Instruction
Planning strategy advice for residential development on the site of a former fertiliser factory in support of a disposal strategy.
Project Details
The site known as ‘Topsite’ comprised a parcel of cleared, vacant, previously developed land to the south-east of Ipswich.
LPP was appointed to advise on the site’s development potential, to seek the Council’s pre-application advice on a residential development of the site, undertake community engagement on the proposed development, and subsequently prepare and submit an outline planning application for up to 85 dwellings.
Following the grant of outline planning permission, LPP discharged associated pre-commencement conditions, submitted an application for approval of reserved matters (to preserve the outline planning permission from expiring) and oversaw an alternative Reserved Matters application submission by a prospective purchaser of the site through to determination.
LPP’s Role
- Planning policy and feasibility advice on the site’s redevelopment potential
- Project management of technical consultant team
- Community engagement on the proposed residential development
- Negotiations with planning officers and consultees, including agreeing the extent of required ground investigations and a suitable remediation strategy with the Environment Agency
- Preparation of applications for planning permission, discharge of conditions, and approval of Reserved Matters
- Overview of alternative application for reserved matters approval
