
📰Hot off the press: New NPPF published today!📑
The latest version of the NPPF has been published today, with important changes including:
• Stronger in-principle support for development, meaning a more explicit presumption in favour of development in sustainable locations, including development within settlements; 🏘️
• A national minimum number (40%) of accessible homes on major developments and stronger protections for community facilities; 🏫
• Stronger support for growth and infrastructure including support for AI Growth Zones and data centres; 🛜
Reducing information requirements for smaller schemes and creating a new category of “medium” development; 📑 and
• Streamlining the consultation requirements of several statutory consultees so that specialist advice is focused on the planning applications where it adds most value. 👷
“Together, these reforms are part of the government’s wider overhaul of the planning system - tackling the housing crisis, unlocking investment and driving good growth in every postcode.” (Gov.UK)

🦡🦎A new exemption to the statutory BNG requirement comes into force today, 6th August 2026.🦇🐭
From today, BNG does not apply to planning applications for developments where the site area within the red line boundary is 0.2 hectares or below.

📚LPP were kindly invited to GreyFriars Hotel & Restaurant in Colchester for the launch of the second edition of “GreyFriars: The Seven Lives of a Special Site”, written by Joan Gurney and Alan Skinner MBE. The book follows the history of the site from the Roman era 🏛️ all the way through to its most recent former use as a college of Adult Education. 👩🏫
It was a lovely event, showcasing the varied history of the site and bringing together many people who had or still have a connection to the site, including LPP’s Planner Katie. Katie’s grandmother used to teach embroidery and other fabric crafts at the Adult Education college.
LPP were the planners appointed to support the project, restoring the Grade II* Listed building and its Grade II Listed neighbours to convert them into the luxury hotel and restaurant as seen today. It was wonderful to return and appreciate the site in its present glory.
