Planning advice to obtain a favourable pre-application response from the local planning authority on the disposal of surplus land within the school’s ownership to inform a subsequent planning application for redevelopment of the surplus land.

St Mary’s Lower School is an independent day school catering for pupils from kindergarten through to year 6.

Following the identification of a number of key investments required to enhance the school’s provision, a review of the site and facilities was undertaken which identified a parcel of unused, surplus land within its ownership for disposal. The profit from the sale of the land would be reinvested back into the school in line with the school’s capital and investment programme.

A request for the Council’s pre-application advice on a residential development on the surplus land was prepared, with a view to the advice informing a subsequent planning application for proposed development.

In addition, LPP prepared a submission to the Council’s draft Local Plan consultation, seeking a site specific allocation for the school to provide a supportive planning policy context for future developments on the site and for disposal of its surplus land.
